N2 - The lack of digitization of asset inventories managed by an educational institution, generates that maintenance management is affected; since, technologies are currently very advanced and propose better solutions for the control of the maintenance of educational infrastructures, one of them is the 'digital twin' that has much potential to contribute concerning the traditional. However, the education sectors do not update their asset management processes, since being a very new digital tool takes time and investment for its optimal implementation, which causes a lack of quantitative evidence on the application of digital methods and thus generates a little contribution to the implementation or feasibility of the same. That is why using a methodology called 'facility management ', which aims to use an innovative technology 'digital twin' and thus generate a big change in the maintenance control of educational assets, to achieve this, it is necessary to compare a traditional inventory with a digital inventory using a digital twin, where maintenance management will be the common point. Given this, we used methodologies such as descriptive analysis where the traditional inventory is analyzed and the application of a digital inventory with the digital twin, there will also be the judgment of experts on the use of the digital twin, then a SWOT analysis and finally a comparative analysis of the inventories to demonstrate the viability.
